What a re-roof actually replaces
The tiles are the part you can see, but they are not the part keeping the water out. Underneath them sits a breathable membrane and a grid of battens, and on an older roof that is usually what has failed. Bitumen felt goes brittle, tears at the eaves and stops draining into the gutter.
A re-roof strips the whole covering, replaces the membrane and every batten, then re-lays tiles across the lot. It is also the only moment anyone will see the timbers, which is when rot in a rafter end or a wall plate gets found and dealt with rather than tiled over.
Ridge and verge are the other common failure. Mortar-bedded ridge tiles work loose over twenty years and start letting water track down. A dry fix system clamps them mechanically instead, which is why we fit them.

Scaffold
Proper scaffold to the eaves so the roof can be worked on safely and the old tiles come down without going through your garden.

Strip back
The old covering comes off and the roof is opened up. This is the point where anything rotten in the timbers gets found, because it is the first time you can see it.

Felt and batten
New breathable membrane and new battens across the whole roof. The layer under the tiles is the layer that actually keeps water out.

Tiles, ridge and verge
New tiles set out and laid, then the ridge and verges finished. Dry fix where it is the better answer.

Leadwork and flashings
Valleys, abutments and chimney flashings dressed in lead. Where a roof meets a wall is where roofs leak.

Is this the right answer for your house?
If the scaffold is going up for the roof anyway, that is the moment to deal with the walls. Doing the render at the same time saves you paying for scaffold twice, and it is the single biggest saving available on a job like this.
Fascias, soffits and guttering are the same story. They are awkward and expensive to reach on their own and straightforward while the scaffold is already there. More on the UPVC side.

Common questions
How do I know if I need a whole new roof or just a repair?
If it is one slipped tile, it is a repair. If the felt has gone at the eaves, the ridge is loose along its length and you are getting damp in more than one place, patching it is money you will spend again. Send a photo over WhatsApp and Kyren will tell you which it is.
Will you do the roof and the render together?
Yes, and it is usually the sensible way round. One scaffold, one visit and one team.
What about the guttering?
Fascias, soffits and gutters are easy while the scaffold is up and awkward once it is down. It is worth asking for them on the same quote.
